Stinging insects have shared space with humans for as long as buildings have existed, and Long Island's mix of coastal climate, mature landscaping, and aging commercial infrastructure makes the region particularly hospitable to them. For facility managers and property owners, an unmanaged infestation is more than a nuisance. It's a liability exposure, a potential OSHA concern, and in worst-case scenarios, a life-safety issue for employees, tenants, or visitors with insect allergies. Anaphylaxis from stinging insects sends roughly 90,000 to 100,000 people to emergency departments annually in the United States, and severe allergic reactions account for a meaningful share of workplace injury claims tied to outdoor and warehouse work.

This guide walks through how facilities professionals across Long Island's commercial, institutional, and multi-property portfolios can prevent, identify, and respond to wasp, hornet, and bee activity in 2026, with an eye toward the regulatory and sustainability considerations that have become standard practice in integrated pest management (IPM).

Why This Matters More Than It Used To

Climate patterns on Long Island have shifted measurably over the past decade. Warmer autumns and milder winters extend the active season for wasps and hornets, meaning colonies that once died off by early October can persist into November in some years. The National Oceanic and Atmospheric Administration has documented a measurable warming trend across the Northeast over the past several decades, and entomologists tracking regional insect populations have noted longer foraging windows as a downstream effect. For facility teams, this translates into a longer window of risk and a need to start prevention protocols earlier in the season and maintain vigilance later into the fall than was once standard.

At the same time, pollinator health has become a regulatory and reputational issue. Native bee populations, including many ground-nesting and solitary species common to the region, continue to decline due to habitat loss, pesticide exposure, and disease. New York State has taken an increasingly active regulatory stance on this front. The state's Pollinator Protection Plan, administered jointly by the Department of Agriculture and Markets and the Department of Environmental Conservation, encourages reduced reliance on broad-spectrum insecticides and has informed restrictions on certain neonicotinoid products sold for general consumer and commercial use. Facility managers who default to aggressive chemical treatment without first attempting exclusion and removal may find themselves out of step with both regulatory direction and tenant or occupant expectations around sustainable operations.

Step One: Build Prevention Into Your Routine Maintenance Program

Effective pest management for stinging insects starts well before you see a nest. Think of it as an extension of your existing preventive maintenance schedule rather than a standalone task.

Audit food sources systematically. Wasps and hornets are opportunistic feeders with diets that shift by life stage. Early in the season, colonies need protein to feed larvae, which is why wasps prey on other insects and are drawn to exposed garbage, pet food, or food-service waste. As colonies mature, adult wasps shift toward sugars, making dumpster areas, outdoor dining spaces, and recycling bins near beverage waste particularly attractive. Bees are drawn almost exclusively to sugar sources that mimic nectar. These methods aren't foolproof, but they reduce reliance on insecticide applications, which matters both for pollinator protection and for indoor air quality compliance in occupied buildings.

Step Two: Train Staff to Recognize Early Warning Signs

A single wasp or bee investigating your property isn't a crisis. These insects forage and scout across large territories, and occasional sightings are normal. The distinction facility staff need to learn is between incidental presence and colony establishment.

Long Island's common stinging insects include yellowjackets, European paper wasps, mud daubers, cicada killers, bald-faced hornets, and the increasingly visible European hornet. Each has distinguishing nest characteristics: paper wasps build open, umbrella-shaped combs under eaves; yellowjackets often nest underground or inside wall voids and are notably aggressive when disturbed; bald-faced hornets construct enclosed gray paper nests, frequently in trees or under roof overhangs.

Honeybees typically seek cavities like hollow trees or wall voids, and a colony's presence is often first noticed through a persistent humming sound, a sweet honey odor, or visible bee traffic at a small gap in siding or masonry. Native ground-nesting bees, many of which are solitary and non-aggressive, may go unnoticed until landscaping crews disturb a nesting area.

Building this recognition capability into staff training, particularly for grounds crews, security personnel, and maintenance technicians who spend time outdoors, allows for earlier detection and a faster, less invasive response. Many facilities are now incorporating a brief stinging-insect identification module into seasonal safety training, alongside existing topics like heat stress and severe weather protocols.

Step Three: Know When and How to Bring in Professional Help

Once a colony is confirmed, the guidance hasn't changed: facility staff should not attempt removal themselves. What has evolved is the range of professional options available and the standards governing how that work gets done.

The federal Occupational Safety and Health Administration addresses insect hazards under its general duty clause and provides specific guidance for outdoor workers through its heat and insect safety resources, which facility safety officers should reference when documenting incident response procedures. New York State requires pest control technicians applying restricted-use pesticides to hold certification through the Department of Environmental Conservation's pesticide applicator program, and reputable commercial pest control vendors operating on Long Island should be able to produce current certification on request. This matters increasingly for liability and insurance purposes; many commercial property policies and management agreements now require documentation that pest control work was performed by appropriately licensed applicators.

When evaluating a vendor or in-house response, a few practical points are worth remembering:

A single honeybee colony can house tens of thousands of bees and upward of a hundred pounds of comb and honey. Bees regulate hive temperature by fanning their wings, so simply killing or removing the visible bee population without removing the wax, comb, and honey leaves a thermal and olfactory mess. As the abandoned comb melts, the honey scent draws scavenging bees and other insects right back to the same site, often within days. Complete remediation means removing the insects and the structure they built, not just one or the other.

For honeybee colonies specifically, many facility managers now reach out to local beekeepers before defaulting to extermination. Live relocation protects a pollinator species under increasing ecological pressure and is often viewed favorably by tenants and the public, particularly for facilities with sustainability commitments or LEED-related occupant engagement goals. It's worth noting that live removal isn't always feasible, especially for colonies established deep inside wall cavities or structural elements, so it should be evaluated case by case alongside a licensed pest control provider.

Integrating This Into a Broader IPM and Risk Management Strategy

Stinging insect management shouldn't sit in isolation from your broader pest management and risk strategy. A few practices worth building into your annual operating plan:

Document everything. Keep a log of inspection dates, findings, treatments, and vendor certifications. This record becomes valuable if a stinging incident results in a liability claim or workers' compensation matter, and it supports continuity when facility staff turnover occurs, which remains a persistent challenge across the Long Island commercial real estate and property management labor market.

Coordinate with landscaping vendors. Wasps that prey on garden pests provide a genuine ecological benefit, so blanket extermination of all stinging insects on a property isn't necessarily the goal. Work with your landscaping contractor to manage nesting sites in high-traffic areas while tolerating low-risk colonies in less-trafficked green space, where appropriate for your property type and tenant mix.

Build seasonal timing into your service contracts. Given the extended active season many facilities are now observing, consider scheduling your first exterior inspection earlier in spring and pushing your final seasonal check later into fall than older contract templates specify.

Communicate proactively with tenants and occupants. A brief seasonal notice about reporting nests promptly, rather than attempting self-removal, reduces both insect-related incidents and the kind of well-intentioned but risky DIY responses that occasionally show up in workers' compensation claims.

Building a Resilient Approach for the Long Haul

Wasps, hornets, and bees aren't going away, and on Long Island, a longer warm season means facility teams should plan for a longer window of activity each year. The strongest defense remains a layered one: reduce food sources and entry points through routine maintenance, train staff to recognize early signs of colony establishment, and rely on licensed professionals, including beekeepers where appropriate, for actual removal. Done well, this approach protects occupants, supports regional pollinator health, and keeps your facility aligned with where state pesticide policy and tenant expectations are both heading.

Why Facility Managers Should Be Worrying About Termites In 2022

Termites have always been the bane of buildings with wooden components. There probably isn’t a facility manager alive who doesn’t dread spotting mud tubes along a foundation wall or finding little piles of frass inside a cabinet. Unfortunately, termite activity in commercial facilities is a problem that doesn’t take care of itself. Here’s how to tell if you’ve got a problem on your hands, how to keep it from getting worse, and how to send these bugs packing.

The Growing Risk of Termite Damage in Commercial Properties

Termites alone are responsible for about $5 billion in property damage every year. Virtually no building is safe, even ones that don’t have wooden components in direct contact with the ground can still end up with a serious termite problem. These insects are remarkably resourceful when it comes to finding their way to food sources higher up in a structure.

One of the biggest challenges with termites is that they can keep destroying wood for a long time, potentially years, without producing any visible signs. By the time a facility manager or maintenance worker spots the damage, there could already be tens of thousands of dollars in structural losses. That makes early detection and prevention critical for any managed property.

On Long Island, several factors make commercial buildings especially vulnerable. A large share of the region’s commercial stock is several decades old, and aging structures tend to have more entry points, more exposed wood, and more moisture issues than newer construction. Coastal humidity creates ideal conditions for Eastern subterranean termites (Reticulitermes flavipes), the dominant species throughout the Northeast and the most common termite on Long Island. Mulch and landscaping close to foundations, exterior wood structures like decks and framed entryways, and crawl spaces or unfinished basements all add to the risk. Deferred maintenance, which includes small things like cracked caulking, minor roof leaks, or unsealed utility penetrations, gives termites even more of an opening.

Spotting a Termite Infestation

Termite infestations have a few hallmarks. If you see any of these in your facility, it’s time to take action:

1. Mud tubes.

This is a telltale sign of subterranean termites. They build narrow tubes out of soil and wood debris to protect themselves and retain moisture as they travel between their nests and food sources. According to the University of Kentucky Entomology Department, mud tubes are one of the most reliable indicators of an active infestation. Look for them along foundation walls, crawl space piers, interior concrete surfaces, and around utility penetrations.

2. Frass.

Frass is the term for termite droppings. It typically looks like small piles of light brown pellets and is often found at the base of walls or inside cabinets and storage closets. In commercial facilities, frass can show up in utility rooms and mechanical areas where it’s easy to miss during routine cleaning, which is exactly why scheduled inspections matter.

3. “Hollow” wood.

Termites eat wood from the inside out. That’s what makes them so damaging; they compromise structural integrity while leaving the exterior surface largely untouched. If you knock on a piece of wood and it sounds hollow, termites may already be using it as a food source. Soft spots, blistering paint, or warped surfaces on wooden elements are other warning signs worth investigating.

4. Shed wings.

Termites drop their wings once they’ve found a mate and a spot to establish a new colony. You’ll typically find these discarded wings near points of entry like doors, windows, floor drains, or expansion joints. Finding shed wings inside your building is a serious signal that a colony may already be forming inside or directly adjacent to the structure.

5. Swarming termites.

Swarmers are roughly a half-inch long, dark-colored, and look a lot like flying ants at first glance. On Long Island, swarming events typically happen in spring, especially after rain, when warmer temperatures send reproductive termites out in search of mates and new colony sites. The National Pest Management Association notes that swarmers emerging from inside a building are a strong indicator that an established colony is already present. That’s not a situation to wait on.

Preventing Termite Infestations in Your Facility

If you haven’t spotted any of the signs above, consider yourself fortunate. Keep it that way by working these steps into your regular maintenance schedule:

  • Maintain at least a four-inch gap between mulch or landscaping materials and your building’s foundation.
  • Fix moisture problems around foundations, regrade where needed, repair drainage, and direct downspouts away from the building.
  • Seal all gaps around gas lines, water pipes, and conduit entry points.
  • Swap wood mulch for pine needles, gravel, or rubber mulch alternatives near the building perimeter.
  • Address storm damage promptly. Even minor roof leaks or cracked window seals create the moisture and exposed wood that attract termites.
  • Inspect exterior wood elements, decks, fencing, pergolas, framed entryways, on a regular schedule.
  • Where possible, replace wood-to-ground contact elements like wooden steps or sill plates with metal or concrete alternatives.

What to Do if You Notice an Infestation

If you spot any of the signs listed above, it’s time to act. By the time hollow wood or piles of frass are visible, termites have already been working on your structure for a while. Do-it-yourself treatments are largely ineffective; they may clear up the visible signs in one area, but the colony remains intact, and the insects will find another part of the building to damage.

The right move is to contact a licensed pest control professional. They can eliminate an existing infestation, identify the full extent of the damage, and set up monitoring to catch any future activity early. The EPA’s Integrated Pest Management guidelines are also a useful framework for building a long-term pest prevention protocol into your facility management plan.

It’s also worth scheduling a professional inspection annually, even when there are no visible warning signs. Given the age of a lot of Long Island’s commercial building stock and the year-round presence of Eastern subterranean termites in the region, catching a problem early is always going to cost less than dealing with it after significant structural damage has already been done.

Don’t let termites destroy your facility. Keep an eye out for the signs, keep your building’s exterior conditions unappealing to swarming insects, and bring in a professional to treat and monitor any infestation you find.

Pest Management Tips For the Winter Season

Living beings need four things: air, food, water, and warmth. In winter, at least three of those can be in short supply. Water sources freeze up, food becomes scarce, and the temperature drops. That can drive them in search of a safe place to hole up. When it comes to pests, that might mean your facility. Here are five tips for protecting your assets against pests this winter:

1. Know your enemy.

What pests are native or naturalized to where you live? In New York City, this might mean rats and cockroaches. On Long Island, you could face termites, drain flies, field mice, bats, or more. The more you know about the pests you need to control, the better you can do it. For example, are you mostly going to be facing pests that walk or slither, or ones that fly? How large are they? What do they eat? What areas are going to be the most attractive to them?

2. Think like a pest.

You might walk through your building and think everything looks pretty good, but this doesn't tell you much. To thwart a pest, you need to think like one. Once you've determined what kind of animals you're facing, get on their level. Move low to the ground, eyeing all of the places humans typically miss. Go inside of cabinets and into crawlspaces. Poke around all of the places you wouldn't normally think to go. Look up high, where flying pests may take refuge. Go into attics, under overhangs, and anywhere else a flying creature might decide to hang out. While you're there, keep your eyes open for any place where two materials meet.

This means corners, electrical outlets, and spaces where pipes pass through walls. Pay particular attention to exterior walls. Any gap is a potential doorway for pests, especially insects. Seal off all of the spaces you find with caulk or expanding foam. If rodents are a problem, use metal mesh. They're less likely to try to chew through it. Do the same thing for the exterior of your building. Again, you'll want to pay particular attention to any area where two materials meet. Seal off all cracks, gaps, or other spaces.

3. Inspect the outdoors.

Your building isn't the only area vulnerable to pests. Your landscaping may also harbor all kinds of unwanted critters, including dangerous invasives. Keep an eye out for pests overwintering in your plants or mulch. Overwintering is akin to hibernation -- bagworms, for example, spend winters in little bags that they hang from twigs. Some overwinter as eggs or larvae, emerging in spring to mate. Unfortunately, winters are getting warmer, which means that greater numbers of pests are surviving to invade buildings and landscaping. You're also going to want to remove anything that might serve as a bridge for pests to enter your facility. Overhanging branches can be a highway for rodents or bugs, as can overgrown vegetation. Make sure any exterior trash cans, eating areas, and dumpsters are clean and well-maintained since the smell of spilled food or rotting trash can attract pests over long distances.

4. Know what your pests are after.

You've identified the pests your facility is most likely to encounter, and you've sealed off all of their ways in. While this goes a long way toward keeping unwanted creatures out of your buildings, it isn't foolproof -- people still need to get in and out, and, if there are doors and windows, pests can still sneak in. The next step, then, is to know what your particular pests are looking for in your facility. Mice and rats want food, water, and bedding. Cockroaches will eat just about anything (including glue and cardboard) so they're mostly after water.

If you can make sure that leaks are repaired, you can limit pests' access to water. Keep food sources sealed away, and any pests that do sneak in aren't likely to remain for very long. Be sure that any food sources are kept in pest-proof containers. Rodents and roaches, especially, have well-deserved reputations for getting into things. Anything held in paper, cardboard, or thin plastic can easily be gotten to by a determined chewer. Metal or glass are much safer bets, especially containers with gaskets that block odors.

5. Contact a professional.

If you find yourself with some tiny, unwanted tenants even after all of your pest prevention, don't worry. Qualified pest professionals can not only make sure they leave and stay gone, they can help you determine what you can do to better prepare for next time. They'll also give you supplies and tips for monitoring the presence of pests. If you spot signs of pests (like droppings or holes), the sooner you call a pest professional, the better. You take great pains to make your facility comfortable for your guests, tenants, and employees, and this can make it attractive to pests, too. With these simple tips, you can safeguard your buildings from any bug, reptile, rodent, or other creature that might decide to move in.

Is Your Facility Prepared For Hurricane Season?

Summers are getting longer and warmer, and that means that summer storms are increasing in severity. More and more areas are in danger of experiencing these storms, especially now. June marks the start of hurricane season, and the National Oceanic and Atmospheric Administration predict that this will be an above-average hurricane year. That means that it's high time for facility managers to make sure that their buildings, tenants, and employees are protected. Unfortunately, the past few years have hit everyone very hard.

With business closures, supply chain disruptions, and the rapid re-configuring of facilities to handle the impact of COVID-19, most managers simply haven't had the time or resources to prepare for other emergencies. Unless they get started, this could put them dangerously behind when hurricanes strike.

Most people know that, when a hurricane's about to hit, it's important to protect windows and prepare for disruptions in electrical and sanitation service. There are a number of other challenges that often get overlooked:

1. Prepare for pest control.

Summer is already miserable when it comes to mosquitoes. In the aftermath of a hurricane, when there's lots of humidity and standing water around, biting insects can breed like there's no tomorrow. Facility managers should have mosquito repellent and prevention measures available. EPA-approved products containing Bacillus thuringiensis spores and toxins are a very useful way to help keep insect populations down. These products are specific to mosquitoes, fungus gnats, and blackflies, so they're safe for pollinators and vertebrate animals. They're also easy to use. Best of all, they control mosquitoes during their larval stage, before they can begin biting. Facility managers should also have the proper protective equipment for storm cleanup. Employees who are out removing downed tree limbs, unclogging gutters, and handling other post-hurricane tasks are at risk of insect bites. Provide suitable repellents and protective gear. Don't forget to promptly drain areas of standing water to cut down on mosquito breeding spots.

2. Get ready for mold remediation.

Standing water and humidity are an ideal environment for mold growth. Mold remediation is complex and expensive, so prevention is a facility manager's best bet. The key to controlling mold is to deprive it of moisture, so make sure that any flooded areas are drained and dried as quickly as possible. If any materials (like paper, fabric, ceiling tiles, or cardboard) get and stay wet for more than a day or two, they should be disposed of. Facility managers should have respirators, gloves (latex, nitrile, neoprene, PVC, or polyurethane), and goggles available to supply to employees engaging in mold cleanup. If there's reason to suspect that the HVAC system may be contaminated with mold, keep it turned off. Have water pumps, wet vacs, and ventilation fans available to help dry out flooded areas.

3. Stock up on extra inventory (including PPE and disinfectants).

Just because COVID-19 is on the decline doesn't mean the threat is completely gone. Hurricanes can also disrupt supply lines, so it's wise to plan for shortages. Since so many businesses have been closed or running at a reduced capacity, chances are they aren't set up to weather a hurricane. It's time to review inventory, make sure there are enough extra supplies to handle a few delayed shipments and be sure to include protective gear, masks, and disinfectant. Check with the Centers for Disease Control and Federal Emergency Management Agency for additional advice.

4. Catch up on deferred maintenance.

With the looming specter of COVID, chances are that a lot of facilities have had to defer important maintenance tasks. If this is the case, now's the time to play catch-up. Hurricanes put a lot of extra strain on already-taxed employees, so try to get on top of the things that have gone by the wayside. Take a look at deferred maintenance checklists, and try to take care of as much as possible.

5. Plan for debris.

Hurricanes mean powerful winds and torrential rain, which creates a mess. In addition to the pest control measures outlined above, be ready to handle debris. If possible, trim trees and prune landscaping to reduce the possibility of downed limbs. If there are any structures on the property slated for a tear-down, now is the time to dismantle and dispose of them. All of these things contribute to storm debris, but they're also potential projectiles during a hurricane.

6. Double-check chemical storage.

Hurricanes often mean flooding, and flooding means leaching. Anything that flood water comes in contact with can end up contaminating groundwater. If a facility stores chemicals, hazardous waste, or even compost, these are all potential avenues of contamination. Make sure that storage areas for chemicals or hazardous material meet regulatory requirements. Hurricane season is already a stressful and difficult time. With the added complication of the pandemic, it's doubly so. By planning ahead for mosquitoes, mold, debris, supply shortages, neglected maintenance tasks, and potential chemical leaks, facility managers can help keep their properties and occupants safe and healthy.

Appreciate the Threat of Uncontrolled Pests

Pests do not care what kind of building they enter. If there is an entry point and plenty of warmth, shelter, and food inside, they will eagerly find a way into the building where they will reproduce at an alarming rate.

Further, muggy and warm weather that hallmarks the onset of spring and early summer create the ideal conditions in which pests of all kinds can thrive. Once the weather turns sunny and warm, you need to be on the lookout for all kinds of creatures that can get inside of your building including pests like:

  • Bees
  • Wasps
  • Ants
  • Lady bugs
  • Mosquitoes
  • Termites
  • Spiders

These creatures will eagerly take their place inside your building alongside year-round pests like mice, rats, and roaches.

Identifying an Infestation

Along with recognizing what kinds of pests can come inside of your facility, you also need to know how to spot an infestation if or when one occurs. Pests give themselves away with a host of signs that should be easy for even the untrained eye to spot. Some of the ways that you can tell you have a pest infestation include:

  • rodent droppings
  • shed skin
  • chewed up materials like paper and cardboard
  • holes in the walls, door frames, and window sills

You can also discover an infestation by actually seeing pests crawling on the floors, walls, and inside cupboards and drawers.

Proactive Pest Control Measures

As a facilities manager, you can take proactive measures to eliminate pests and prevent future infestations. First, you should take note of the landscaping outside of your building. Overhung trees and shrubs create ideal environments for pests to take refuge and use as a launching point to get inside of your building. You should trim overgrown vegetation particularly trees and shrubs that are growing close to or alongside of your facility. With this step, you eliminate the shelter that pests need to get close to and inside of your building.

Second, you should avoid over watering your landscaping. When you over water the lawn, flower beds, and trees, you create puddles that are ideal in which for pests to live and lay eggs. As they reproduce, chances are the pests will eventually find a way indoors.

Further, you should rethink where you put flowering plants in your lawn. You do not want to put flowers and flowering shrubs and trees to close to the building. Bees, wasps, and other insects that are drawn to the flowers will have an easy way to fly into the building through doors and windows.

Likewise, overusing mulch also creates a draw for pests. Pests of all kinds including rodents love the smell, warmth, and feel of mulch. While mulching your lawn helps keep it green and healthy, too much mulch can draw in pests that you may find difficult to eliminate.
